According to HomeAdvisor’s 2018 report, the national average for replacing the roof of a home is $7,334. This is up from a previous high of $6,600. Of course, depending on the size, materials, and complexity of your roof, it can be much more expensive than that.
Either way, it’s not an easy expense. You don’t want to replace it unless it’s absolutely necessary, and since not all contractors can be 100 percent trusted to give you the truth, we’re going to tell you exactly what to watch out for to make sure your roof replacement is necessary. So without further ado, the warning signs.
Curled Edges
The shingles on your home should be thick, flat, and texture on the outer portion. If shingles start to curl up around the edges or the tabs become “cupped,” then you will need to do at least a partial replacement soon, or you could start experiencing leaks and other damages.
Bald Spots
Every shingle type comes with a unique texture that helps guard the roof against storm onslaughts and other hazardous natural occurrences. When the shingles take enough of a beating, however, they will begin to feel smooth to the touch. A great sensation after shaving your face, but not so much when it comes to the quality of your roof and its ability to deflect.
Cracked Shingles
If the shingle cracks on any portion, you should probably plan to replace it in the next few months. Cracks aren’t always easy to spot from the ground looking up. You may need to go up on the roof if it is possible to safely do so as the cracks may be too thin to see from afar, and they could even blend in against the color of the material.
Other Warning Signs
Sometimes the signs aren’t as obvious. Here are some good benchmarks to think about a replacement.
- A roof that is 20 years old or more
- An influx of new roofing projects in your neighborhood since most houses in a neighborhood are built around the same time
- An old and worn look
- Dark streaks
- An outgrowth of moss
